Effective Advertising Tips For Listing Vacation Rental Property Successfully

By Richard Burns

Vacations rentals are big business, and competition is increasing every day. If you have a home you are thinking about renting out, you are going to have to get serious about the way you market it. You want to attract the best vacationers who will respect your property, recommend it to their friends, and come back again. To do that, you have to beat out all the others listing vacation rental property.

The importance of good pictures can't be overstated. A great headline, compelling description, and certainly a competitive price, are important factors when renters are deciding which properties interest them, but good photography will stop them from automatically clicking on the next offering. With all the competition you have, you can't get away with amateur photos. The pictures have to be clear and the composition has to be excellent.

It should go without saying that the pictures you post have to be real and not stock photography you downloaded from another site. You will be out of business pretty quickly when the word gets out that the house didn't live up to your advertising. In addition to your pictures being real, you also need to put up plenty of them.

Your headline is second in importance to your photos. You only have a second to intrigue your reader so you need an attention grabber. Instead of using vague or general language, you need to be concise and specific. Everybody has bedrooms and bathrooms, so you don't want to waste space in your headline advertising that. Decide what's exceptional about your location or view and capitalize on it.

The description of your house has to be concise with short punchy sentences and a call to action. When you are writing this kind of copy, you need to emphasize what is outstanding about your house and what makes it different from the competition. You don't want to oversell your place though. If you do, your guests will be disappointed, give you a bad review, and never return.

You need to advertise all over the place. Don't worry so much about search engine optimization and traffic count. Don't forget about social media or trying to negotiate with local shops to advertise on their sites. You want to saturate the market as much as you are able without blowing your budget.

You might not want to publish your phone number, but you will be making a mistake if you don't. An email address as contact information is fine, but you might be surprised at how many potential renters will call just to find out whether or not you are legitimate. Some people are more comfortable when they have talked to a real person.

It can be a smart move to rent out a house that would otherwise be sitting empty. It can be a good source of extra income. You have to become competitive though to get good renters.
